Eligibility Requirements of a VA Loan

You or your spouse must meet the minimum service requirements set by the Department of Veterans Affairs (VA), have a valid Certificate of Eligibility (COE), and satisfy the lender’s requirements regarding credit and income to be eligible for a VA loan. If you do not meet all of these requirements, you will not qualify for a VA loan.

Although the VA establishes the eligibility rules for VA loans, mortgage lenders generally impose additional conditions on borrowers. These typically include sufficient income to repay the loan, appropriate debt levels, and a credit score that matches the lender’s credit standards.

If you satisfy one or more of the following qualifications, you could be qualified for a loan from the Veterans Administration (VA):

  • During the war, you gave 90 days of continuous active service.
  • Throughout peacetime, you were on duty for 181 days.
  • You have six years of National Guard or Reserve service.
  • You are the spouse of a service person who passed away in the line of duty or suffered a disability due to their service.

You may still be eligible for a VA loan if you do not meet the minimum service requirements. In these situations, eligibility depends on the type of discharge. If any of the following apply to your discharge, you may still be eligible for a VA loan:

  • You were released due to hardship, government convenience, or a reduction in force.
  • You were discharged due to a medical condition or service-related impairment.
  • You were discharged for early out after completing at least 21 months of a two-year commitment.

Lenders require a Certificate of Eligibility (COE) to determine whether a Veteran fits the minimal service criteria. Your COE confirms to the lender that you are eligible for VA loan benefits.
