Qualified vs. Non-Qualified Mortgage

A fundamental distinction between a QM loan and a Non-QM loan is that a Non-QM loan uses alternate techniques of income verification (as opposed to the typical income verification methods used by a QM loan) to enable the borrower to obtain a mortgage loan.

Non-QM loans are not insured, backed, or guaranteed by FHA, VA, Fannie Mae, or Freddie Mac. In addition, a loan that satisfies QM criteria offers lenders protection from litigation filed by borrowers who default on their loans.
