To be eligible for a conventional-conforming loan, a borrower must meet the following requirements:

  1. Must have a credit score of at least 620;
  2. Must have a debt-to-income ratio of 45% maximum;
  3. Must have 3 – 5% down payment (depending on credit score);
  4. Maximum loan amount of $647,200 for a single-family home;
  5. Verifiable 2-year employment and residence history.

What is a Non-Conforming Loan?

A non-conforming loan is any mortgage that doesn’t meet the standards established by Freddie Mac and Fannie Mae. Jumbo loans—those that exceed the limits set by Fannie Mae and Freddie Mac—and government-backed loans like VA, FHA, and USDA loans are examples of non-conforming loans.

Conventional mortgages often have a fixed interest rate, meaning that the interest rate does not fluctuate over the life of the loan. The federal government does not guarantee conventional mortgages, so banks and creditors impose higher lending restrictions.
