The Section 184 Loan Program is open to any one member of a federally recognized tribe. All Native Americans, first-time and repeat homebuyers, are eligible for the loan if they have a Tribal Membership or Citizen Card from a tribe with formal government recognition.
The Office of Loan Guarantee, a section of HUD’s Office of Native American Programs, insures the Section 184 home mortgage loans given to Native borrowers. The loan guarantee guarantees the lender that its investment will be repaid entirely in the event of a foreclosure.
What is the HUD Section 184 Home Loan Program?
Through a guaranteed mortgage loan program made available through commercial, financial institutions, the HUD Section 184 home loan program offers opportunities for home ownership to Native Americans, Tribes, Tribally Designated Housing Entities (TDHEs), and Indian Housing Authorities on Indian property.
Section 184 carries fixed-rate loans with the market interest rate. The loan term is 30 years maximum, and monthly payments are made. The most you can borrow is 150% of the Federal Housing Administration (FHA) loan limit for the area you are looking to purchase. The Native American Home Loan program has no prepayment penalty and can be paid off anytime.
Who is eligible for the HUD Section 184 Program?
You must be a Native American or American Indian purchasing a house that will serve as your principal residence to qualify for this federal program. Additionally, you or a family member must be a member of an Alaskan Native community or an American Indian tribe with national recognition.
