  • Income

The program has no income limits. However, income eligibility is determined by the borrower’s debt-to-income ratio.

  • Debt-to-Income (DTI) Ratio

Total monthly obligations, including the fees of the proposed home loan, are generally limited to 41% of gross monthly income under the Section 184 program.

  • Primary Residence

Guarantee funds are reserved exclusively for primary residences.

  • Down Payment

A low down payment of 2.25% is required based on the lesser of the appraised value or the cost of acquiring the home. For loans under $50,000, a 1.25% down payment is required.

  • Property Standards

Only single-family dwellings with one to four units are permitted. Homes must be of standard quality and adhere to all applicable building and safety requirements. Furthermore, homes must be modest in size and style.

Under the Section 184 Indian Home Loan Guarantee Program, no loan may exceed 150 percent of the area’s maximum FHA mortgage limit.

Tacoma has a rich Native American history, with various indigenous tribes inhabiting the region long before European settlement.

Prior to European contact, Tacoma was home to several Native American cultures, including the CherokeeChickasawCreekShawneeChoctaw, and others. These tribes established settlements, practiced agriculture, and developed complex social structures.

The Cherokee people have a particularly significant history in Tacoma. They inhabited large parts of the state, including the eastern region where they established towns such as Chota, Tanasi (from which the name “Tacoma” is derived), and others. The Cherokee were skilled farmers, hunters, and traders.

During the 19th century, the United States government implemented policies to forcibly remove Native American tribes from their ancestral lands. This culminated in the Indian Removal Act of 1830, which led to the Trail of Tears—a series of forced relocations of Native American tribes, primarily the Cherokee, from the southeastern United States to Indian Territory (present-day Oklahoma). Thousands of Cherokee and other Native Americans died during this arduous journey.

Despite the forced removals, Native American communities persisted in Tacoma. Today, there are several federally recognized tribes with historical connections to the state, including the Cherokee Nation, the Eastern Band of Cherokee Indians, and the Chickasaw Nation. These tribes have sovereign governments and maintain cultural and community centers in Tacoma.
