  • Taxes — Real estate or property taxes are factored into your monthly mortgage payments. The proceeds from these taxes are used to fund public services, such as fire departments and schools. Keep in mind that the government doesn’t take too kindly to late or missed property tax payments. 
  • Insurance — Two main insurance coverage premiums may be included in your mortgage payment. The first is your property or homeowner’s insurance to protect your home against natural and artificial disasters. The second is private mortgage insurance (PMI), mandatory for borrowers with a down payment of less than 20%.
