In general, you must be a qualified veteran or service spouse with available VA loan entitlement, use the loan for an eligible purpose (buying a home), live in or plan to live in the home within a reasonable amount of time (usually within 60 days of closing) and have good credit.

You may be eligible for a VA loan if you:

  • Have completed 90 days of continuous active duty.
  • To qualify as a veteran, you must have served at least 90 days during a war or 181 days during peacetime.
  • Have at least six years of active Reserves or National Guard duty.
  • Meet additional requirements, such as premature discharge, force reduction, particular medical problems, or a disability related to service.

To qualify for a VA-guaranteed home loan, in addition to the service-related requirements, you must also have good credit, a sufficient income, and a current Certificate of Eligibility (COE). Although the VA does not specify a minimum credit score, it is typically advised that borrowers have a credit score between 580 and 620 to be eligible for a VA loan.

To apply for a COE, send a completed VA Form 26-1880, Request for a Certificate of Eligibility, and proof of military service, to the appropriate VA Eligibility Center. To qualify for VA home loan benefits, you must not have been dishonorably discharged, and your yearly household income and individual net worth must match particular restrictions imposed by Congress.

  • At least ninety days if you were discharged due to a hardship or a reduction in force. Less than ninety days if you were discharged due to a service-connected disability.

If you served between August 8, 1980, and August 1, 1990, you have met the minimum active-duty service requirement if you served for:

  • At least 24 months in a row, or; 
  • The full-time you were called to active duty (at least 181 days) or;
  • At least 181 days if you were let go because of a hardship or a cut in force. Less than 181 days if you were let go because of a service-related disability.
